Tendor/Contract

Well we received a tendor last friday to have a look and they included pretty much what we asked for and the majority of it will cost less then what the sales consultant quoted for the changes :)

We included some cavity slider doors to seperate bedroom 4 from the house and allow it to be part of our private space and the other near the entry hall way.  Mostly for privacy but also to help with cooling and heating costs.

There were a few charges that we were not sure on why it was included.  Things like charges to have services connected as it was stated that there would be an allowance in the house and land price.  But there was an additional charge because the cost for underground services was more then the allowance.  No need for any retaining walls thank god!  The only thing they seemed to have got wrong was that we requested an extra 13 data points and they only included an extra 5.....not too sure but that is quite a bit of a difference to what was requested haha.

Though there were a few happy surprises like on the plans it shows that all bathroom vanities will actually have 20mm cesaerstone which I asked about after we signed the plans to the sales consultant and she mentioned that they should not be included because that option was in a higher package being offered :D




A few extras that we are glad we included was the extra shower head in the en-suite shower.

PDF Contract!

Well we finally received our contract via email this morning and will have to pick up the physical copy tomorrow from our sales consultant.  Soo excited!!

One thing we are not entirely sure of is the colour selections for our kitchen.  We were thinking of having a light colour for the cesaerstone benchtops and to have a dark wood like laminex for the cupboards and a dark splash back.

Something like this maybe......



We were also thinking of using the wood grain like tiles for ease of maintenance and pet friendly but not entirely sure that's what we want.

Contract!!

It seems we should be receiving our contract this Thursday and hope its a good price and within reason.  I can't wait to look it over and see that we can keep everything and not much has been tacked on.

We originally had been told that the 149 planning certificate wasn't in the land contract and we looked everywhere and only had a fire certificate to give and now like a week later we contacted Mirvac and asked for it and they just sent it so hopefully that ends the saga with exchanging the land lol

I really hope we don't have to change the contract too much and get it all sorted so we can submit to council and then hope maitland council doesn't take long to approve it.

Uncalled for destruction

Not very happy to visit the block to find that other builders around the block decided it was a good idea to use our front lawn during the wet to access their block behind us!!

We advised Mirvac that this was happening and they said they will investigate and have a word with them.

We got told that the landscapers will fix it thank god, but then a week later more damage has been done.
We wouldn't mind damage to the block because it has to be scraped and all that but technically Mirvac owns the front strip.

Planning Stage!!

Well my partner has decided to purchase a land and home package from Coral Homes in the Saddlers Ridge Estate near Maitland.

Unfortunately I did not start this blog from the very beginning so this first post is going to be a fairly long one!

We started to look for houses within Newcastle and especially around the Mayfield area as we are currently renting there and quite like the suburb.  This was not a great idea as a lot of houses around this area are a tad out of my partners price range.

We nearly gave up for a while until Luke was just looking through realestate.com.au and found the Newport19 house and land package from Coral Homes.  Thankfully it was within the amount we could afford and it was a brand new house!!

We went and had a look at the block of land and used the new Hunter Express way to get out there and found it quite easy now that the express way has opened and only took us about 30 minutes to get out to Gillieston Heights instead of the usual 45-50 minutes.  Obviously it is a lot easier for people to get out there now because the majority of the lots were sold except for 3 blocks!!

Once the weekend was over Luke went straight in to see the lender to see if He can get approval for the package and paid a deposit to Mirvac (estate developer) to hold the land while we waited for approval.

So at the beginning of this week we received word that the land loan had been approved and signed the land contract!! Luke now owns his first block of land!!!!

Now hopefully the house contract is ready next week as we have waited 3 weeks already!!
